By a “back-to-back” assembly that relies on four sides each time, it is on the boundaries of the plot that the two main pieces of the composition are placed. In the center of the figure, then produced, stands out a vacant space that results from a subtle balance between the plasticity of the work and its destination. The vacuum thus cleared feeds on the frontal proximity of the two major pieces facing each other.


In this way, we draw an interval that is essential for lightening the work, which is then extracted from its original massiveness. A free space that perfectly articulates the main parts of the operation.

Major piece of the composition of the project and in the way of drawing the city in this precise place, the garden, with its 2500m ² in one piece, is located at the articulation of all the axes of the site. Open to the south through a thin and transparent work, it reveals the whole thickness of the plot.

By assembling them “one above the other”, the different activities of the MAISON SQUARE project extend evenly over the entire surface of the operation. Here, we are witnessing the assembly of a base of varying thickness and office buildings that overhang it by following very respectfully its built limits.


The project is careful to preserve the history of the site, the existing framework in order to modernize the image of the site while preserving its identity.

The 2 main rooms are articulated around a garden. The width of this garden is set on the streets of Grain and Hops. The toponymy of the site, thus revitalized, makes it possible to keep alive this not so distant past, where the buildings of the EMGP were used for the storage of agricultural products.

Three different typological elements make up the general assembly :

  • The basement composed mainly by these envelopes in sheds that restored accommodate 5000m ² of shops, lobbies, auditorium, restaurants, and activities.
  • The offices are organized in 2 U-shaped figures, one open to the East and the other to the West to accommodate 70 000m² of trays
  • The 2,500m² garden, essential piece in the urban composition is open to the south.

The flexibility of the functional spaces is ensured both in the base and in the floors. Different programs may find their place. Mutations of all kinds are possible, without the need for heavy work.


The operation is virtuous from the beginning because it revitalizes a former industrial site. At each stage, there is the question of conservation (here the valorization of the existing halls), the flexibility of the new spaces created to adapt to future needs, their maintenance and their deconstruction in the long term.

The low-carbon approach, which targets the C2 level performance of the E + C experimental label, and BBCA excellence level, is integrated into all aspects of the project design. Through re-use, use of biobased materials and material savings, this innovative and inventive engineering leads to reductions in concrete masses and costs. A project where wood has a prominent place in the structure, to make the islet C, C ‘, C’ ‘a carbon sink’ low impact gray energy. To achieve this, we are implementing a project combining wood for vertical and horizontal structures and where low-carbon concrete is a must for infrastructure and stairs.
